Once you have decided to SELL your property, the second most important question you will have to face is find the right price for your house, finca or apartment. To put your property on the market for a price above the real market value can lead to unnecessary disappointments and loss of time and energy. To put it on the market for a price under its market value can lead to unnecessary losses of money for you. These are strong reasons in favor of selling through a qualified professional estate agent.
There are many different methods to calculate the (offer/advertising?) price. Many vendors simply base their pricing on the price they had paid for the property, and add an estimated annual rate of market price increase. Others set the price the same as they had paid for the property. And others just set the price at their own discretion.
No matter which method you choose, the question of finding a realistic price is always critical. If the price is set too high, you run the risk of not finding a buyer. If the price is set “too low” potential buyers might come in their droves, but you will probably get angry with yourself, because the property could have been sold for more money which is then lost. There is no general price e.g. on a sqm base, which could give you a guide. Each property has to be evaluated individually!
